The role
Hard Services Technicians cover the technical maintenance side of FM — electrical, mechanical, HVAC, plumbing, and fabric. The role demands trade qualifications and statutory awareness (18th Edition for electrical, F-gas for refrigerant, Gas Safe where applicable, Legionella awareness for water) and the practical confidence to move between planned-maintenance schedules and reactive call-outs without losing pace.

The role suits trade-qualified technicians comfortable working across multiple disciplines, balancing planned work with reactive call-outs. It is well-suited to ex-contractor tradespeople wanting steady FM work, and to technicians moving up from single-trade into multi-skill roles.
A typical shift
Eight to twelve hours depending on contract — day shifts, night shifts, or on-call rotations. The shift starts with the day's PPM schedule, followed by scheduled tasks (statutory testing, plant inspections, filter changes, lighting checks), reactive tickets between PPMs, CAFM-system documentation, and handover of open issues to the next shift.
Requirements & expectations
- Trade qualifications, typically 18th Edition, Gas Safe, F-gas or NVQ Level 2/3 in a relevant trade
- Right to work in the UK
- FM or building services experience, confirmed by reference
- Statutory awareness, including Legionella, asbestos awareness and working at height
- CSCS card and IPAF/PASMA where the site requires
- Confidence with CAFM systems and PPM discipline
- Reliability and ability to work alone or as part of a multi-trade team
